How to Initiate an Application


Purpose:  The purpose of this article is to explain how real estate professionals can initiate a rental application for their client using Rental Beast Apply Now.


Almost all online rental applications connect the renter directly with the landlord, completely removing a real estate agent from the transaction. We decided to change this, so we built our own online rental application from scratch putting the real estate professional at the center of the transaction. Additionally, our online rental application tool is completely FCRA compliant. 


Best part? It’s free for realtors and landlords! The applicant pays the cost of filling out an application and typically, this fee ranges between $45 and $80 depending on the partner. If the initial application is denied, the applicant can use that same application an unlimited number of times for the next 30 days.



Initiating an Application


Initiating an application is easy. Just log into Rental Beast, access your Application dashboard and initiate an application.


Step by step instructions:

  1. Log into the Rental Beast broker portal
  2. Click the Applications tab to go to your Application dashboard. 
  1. Click “Initiate an Application”.
  1. In the top section of the blue form, enter reviewer contact information.

Enter the contact information for the landlord or designee authorized to review reports. Before initiating the Apply Now application, please confirm with the landlord that they will accept Apply Now. 


Note: If the landlord is the reviewer, you will still be able to follow the application's progress, but you will not see the reports yourself. You are setting the landlord up as the reviewer is the simplest way to process applications. In the Apply Now system, only one person accesses the reports at a time. If both you and your landlord are authorized to review Apply Now application results, you can start as the reviewer and change the reviewer to your landlord later. 


Any time a reviewer for an application is changed, the applicant (renter) will be prompted to agree and consent to this change to maintain compliance with the Fair Credit Reporting Act.

  1.  Enter property information 

Fill out the address and information about the property.


When initiating Apply Now from an MLS rental listing's detail page, that listing's property information will pre-populate on the blue form. You may adjust this information. 

  1. Enter applicant information

Enter the background information for your renters. If multiple people are applying together (roommates, co-signer, etc.), click the "+" button to add additional applicants. 

  1. Click "Submit Application" to finish the process. 

Note: Once pressing submit, you will no longer be able to adjust or change information. Double-check to ensure everything you have entered is correct and up-to-date. 


Post-submission

After clicking the "Submit Application" button, an email invitation to begin an Apply Now the application will be sent to the renter applicant(s). Notifications will also be sent to the landlord or designee.

Keeping Up-To-Date with an Application

As a realtor, your job is not done once you initiate an application, you should be following along with the entire application process contacting any party that is holding up the application. Use your Application dashboard to be kept up-to-date of the applications progress.


Step by Step:

  1. Log into the Rental Beast broker portal.
  2. Click the “Applications” tab to go to your Application dashboard. 
  3. When viewing the desired application, look to the right side of the screen to see the status of the application.
  4. If needed, contact the party holding up the application.
